About Sky Property

We buy, sell and arrange land in the Morni hills. We live here, and we deal with people who will still be our neighbours next year.

Land in the hills is a different business

In a city, a plot is a rectangle on a map. In Morni it is a slope, a water line, an approach road that may or may not take a truck, and a land record that has sometimes not been updated in two generations.

Most of what goes wrong with a hill purchase is not fraud. It is a buyer who saw a beautiful view in March and did not ask what the road looks like in July, or who paid for four kanal and later found the khasra says something else.

We work in Morni, Tikkar Taal, Bhoj Jabial, Mandana and the belt down to Panchkula and Kalka. We walk the ground with you and we tell you the parts that are not in the photograph.

How a purchase works with us

Six steps, and you can stop at any of them.

Tell us what you want

Budget, rough size, and what it is for — a weekend house, an investment, farming, or a stay to run. That changes which land suits you.

We shortlist

Usually three or four properties. Plenty of what we handle never goes online, so what you see on this site is only part of it.

Site visit

We take you there. You see the approach, the slope, the neighbours and the water. No booking amount is asked for at this stage.

Papers

Registry, jamabandi, mutation, and the khasra number checked against what is actually on the ground. If something does not match, we say so.

Price

Only after the papers. We tell you what similar land has actually sold for nearby, not what the asking prices are.

Registry and after

Stamp duty, registration at the tehsil, and the mutation entered in your name. We stay with it until that last part is done.

One thing we will not do

We do not sell land with an unclear title, whatever the margin. In the hills a disputed plot can sit unusable for years, and the person who has to live with that is you — while we still have to live in the same village.

+Where are you based?
Morni, Panchkula district, Haryana 134205 — in the hills themselves, not a Chandigarh office that drives up at weekends. It matters, because in a small place we sell to people who become our neighbours.
+What do you deal in?
Residential plots, agricultural and farm land, farmhouses, hill cottages, resorts and homestays, and some rentals, across Morni and down through Panchkula, Pinjore and Kalka.
+Do you charge for a site visit?
No. No charge, no booking amount, no obligation. We will plan three or four properties in a day so you can compare properly.
+How much brokerage do you charge?
It is a percentage, and it should be agreed openly at the start rather than produced at the end. Ask and we will tell you before you see anything.
+Will you tell me if a property is overpriced?
Yes. We would rather lose a sale than have you find out afterwards, and we will tell you what similar land nearby actually sold for.
+Do you handle property with unclear title?
No, whatever the margin. A disputed plot in the hills can sit unusable for years, and you would live with that while we would not.
+Can I bring my own advocate?
Please do. We recommend it even though it slows our own deals down. A few thousand rupees against a purchase worth lakhs is the cheapest insurance in the transaction.
+Do you help after the sale?
Yes — registry, mutation into your name, and finding a caretaker or a contractor. Being local means we are still here afterwards, which is rather the point.
+Can you help me sell my land in Morni?
Yes. Call with the khasra number and the papers and we will tell you honestly what it is likely to fetch and roughly how long it may take.
+Do you promise returns on investment?
No, and be careful with anyone who does. Land prices here depend on roads, tourism and decisions no dealer controls.
+Do you have customer reviews?
Not on this site yet, and we are not going to write ourselves any. Judge us instead on a phone number that is answered, an address you can visit, and land records you can check before believing a word we say.
+What are your working hours?
Monday to Sunday, 9 AM to 7 PM. Site visits are best started in the morning, especially during the monsoon.
