- Non-encumbrance certificate
- Confirmation of who is cultivating and under what arrangement
- Whether any CLU has ever been applied for on this land

Is it a good buy?
For an orchard or a long hold, yes, and it is genuinely cheaper. For anyone who intends to build, it is the wrong purchase unless you can afford for the conversion never to happen.
