Morni village
The centre. Market, school, shops, and the point everything else is measured from. Land here is often inside the village abadi, so plots are smaller and level, with water and power close by.
- Good for: a first build, anyone who wants neighbours and services nearby.
- Less good for: anyone wanting acres or complete privacy.
- Watch: lane width for construction access, and how tightly plots adjoin.
Tikkar Taal belt
Above the village towards the two lakes. The best known part of Morni and the busiest in season. Land close to the lakes is more often agricultural than residential.
- Good for: homestays and rooms, where the visitors already are.
- Less good for: quiet. Weekends in season bring cars and people.
- Watch: classification, and prices that reflect the name rather than the ground.
Bhoj Jabial
A settled village where genuinely level plots turn up more often than elsewhere in the hills — which is scarce and worth knowing.
- Good for: a modest two bedroom build without heavy levelling costs.
- Less good for: large holdings, which are uncommon here.
- Watch: plot boundaries inside a village, which can be tighter than they look.
Mandana
Quieter and higher. A scattering of built cottages, plots with genuine views, and less weekend traffic than the lake belt.
- Good for: a weekend house where quiet is the point.
- Less good for: anyone wanting shops within walking distance.
- Watch: the last stretch of approach, which varies plot to plot.
Thandog
Working rural country. Terraced land under cultivation, seasonal water channels, tractor access more often than car access to individual fields.
- Good for: farm land, orchards, buyers who want acres rather than a plot.
- Less good for: immediate building without access work.
- Watch: kaccha approaches after rain, and how much of a holding is actually flat.
Baldwala
Spread out and quiet, with orchards and some homestay activity. Larger parcels, lower rates per unit, longer drive.
- Good for: privacy, land, a small guest operation away from the crowd.
- Less good for: frequent short visits.
- Watch: water source and distance from the main road.
How to pick between them
- Start with visit frequency. Often means closer to the village and the main road.
- Then purpose. Rooms point to the lake belt; orchards to Thandog; a quiet house to Mandana or Baldwala.
- Then budget per unit. Further out buys more land for the same money.
- Then access. Within any area, the individual approach matters more than the area name.
- Then visit twice. Once on a weekday, once at a weekend in season.
The point people miss
Within every one of these areas there are good plots and poor ones, and the difference between two plots in the same village is usually larger than the difference between two villages. Road access, slope, water and papers decide value here far more than the name of the place.
