If you are buying a running homestay
Read the numbers properly
- Ask for occupancy month by month, for two years. An annual average hides everything that matters in a seasonal market.
- Ask for average room rate by month too. High occupancy at a low rate is a different business.
- Ask what is included. Meals, transport and activities change both revenue and cost.
- Ask about platform commission. Bookings that arrive through platforms cost a share of every night.
- Ask what staff cost across the full year, not just in season.
Check the licence position
- Is it registered under the state homestay scheme, and is the registration current?
- Do the registration and any other permissions transfer with the sale, or must you reapply?
- Are there local requirements you would inherit?
Check what actually transfers
- Staff — will they stay, and on what terms?
- Online listings and reviews — reviews are often the real asset, and they do not always transfer.
- Repeat guests and any booking contacts.
- Furniture, linen, kitchen equipment, generator, water storage.
If you are converting a house
- Confirm the land classification and whether guest use is permitted.
- Check the state homestay scheme requirements before you commit.
- Count how many rooms the building can honestly give you with attached bathrooms.
- Assess water storage. Guests use far more than a family.
- Assess power load and backup.
- Assess parking. Guests arrive by car and the road is narrow.
- Assess waste and drainage capacity for guest numbers.
The building checks that matter here
- Roof age and monsoon history.
- Retaining walls and drainage above the building.
- Borewell yield and age, and total storage in litres.
- Bathroom plumbing, which is where old houses fail as guest houses.
- Kitchen capacity, if you will serve meals.
- Whether the building sits inside the recorded boundary.
Being realistic about the season
Demand runs roughly March to June and again in October, concentrated at weekends, and comes largely from Chandigarh, Panchkula and Mohali. Monsoon months are quiet and the roads are harder.
A workable plan accepts that a limited number of good weekends must carry the year, and keeps fixed costs low enough that the quiet months are survivable.
Setting your room rate
New owners usually price by guessing what sounds reasonable. In a seasonal market that is expensive, because the few good weekends have to carry the year.
- Look at what comparable rooms in your part of Morni charge on a Saturday in April, not on a Tuesday in August.
- Set your in season weekend rate first. That is the rate that matters.
- Set a weekday rate below it, and an off season rate below that.
- Decide whether meals are included, because it changes the comparison a guest makes.

- Parking that does not require reversing down a hill in the dark.

- How many rooms make it worth doing? Four or more usually justifies staff. Two rooms is a side income, not a business.
- Can I live there and run it? Many owners do, and it is the model that works best at this size.
- Do I need a website? Platforms bring most bookings, but direct bookings avoid commission and are worth building over time.
- How do I compete? Cleanliness, hot water and honest photographs. In this market that is most of it.
Red flags
- Occupancy given only as an annual percentage.
- No written record of bookings.
- Registration claimed but not shown.
- Water source described but never demonstrated in the dry months.
- Reviews on an account that will not transfer.
