What you give up, in the order to give it up
Every budget trims something. The order matters, because some sacrifices cost you nothing later and others cost you a great deal.
- Give up size first. A small level plot beats a large sloped one for a modest build.
- Give up the view second. Almost everything here has some view. Paying a premium for the best one is optional.
- Give up proximity to the lakes third. The Tikkar Taal name carries a price for the name.
- Give up finish fourth. An unfurnished or unfinished house can be completed over years.
- Never give up access. A plot a vehicle cannot reach is the false economy that costs the most.
- Never give up clean papers. A cheap title problem is not cheap.
What is realistically available at smaller budgets

Three ways buyers make a small budget go further
1. Buy land now, build later
The most common and often the wisest. Land has almost no holding cost — keep the boundary clear and the papers current. You build when you can, in stages if necessary.
Conditions: confirm classification before buying, and choose a plot a vehicle reaches so that building later is not disproportionately expensive.
2. Buy level ground rather than more ground
Levelling and retaining are where modest budgets disappear. A small level plot in a village often produces a finished house for less than a larger sloped plot at a lower rate.
3. Build small and build well
Two rooms built properly, with a sound roof, good drainage and hot water, is a better hill house than four rooms built thinly. It also costs less to maintain, which matters for years afterwards.
What not to do on a small budget
- Do not buy landlocked land because it is cheap.
- Do not buy on an assurance that conversion will come through.
- Do not skip the advocate to save the fee.
- Do not forget stamp duty and registration in the total.
- Do not buy the largest thing you can afford and leave nothing for setup.
The total, not the land price
Set your budget as a total that includes:
- Land price
- Stamp duty and registration
- Advocate and paperwork
- Boundary marking and any fencing
- Water arrangement
- Power connection
- Build, if you are building
Buyers who plan only for the land price are the ones who end up with a plot they cannot do anything with for two years.
