Buying in Morni From Chandigarh: What City Buyers Get Wrong
Most of our buyers come from Chandigarh, and most of the mistakes we see come from applying city habits to hill land. Six of them, and how to avoid each.
Nearly everyone we deal with drives up from Chandigarh, Panchkula or Mohali. City buyers are careful people and they still get the same six things wrong, because hill land does not behave like a sector plot.
1. Comparing rate per square yard
In a sector, rate per yard is a fair comparison because the plots are alike. Here, a yard on the road with a water line and a yard at the end of a track are different products. The per-unit figure flatters whichever plot you already preferred.
Instead: compare what it will cost to make each plot usable, and what each would fetch if you had to sell.
2. Assuming approvals work the same way
A city plot is zoned. Hill land may be recorded as agricultural, and that cannot be built on without a change of use which may be refused.
Instead: get the classification in writing before anything else.
3. Trusting the boundary
City plots have pillars and a layout plan. Hill boundaries follow stones and terraces and have moved over generations.
Instead: have every corner walked to and pointed at, then matched against the khasra map.
4. Visiting once, in good weather
October in Morni is beautiful and tells you nothing about July. The monsoon visit is the one that shows you the road, the drainage and the water.
Instead: go twice, in different seasons, before committing.
5. Underestimating the drive
An hour and a half sounds manageable in the abstract. It is manageable. What people underestimate is the Sunday evening return, repeated across a year.
Instead: drive it both ways in one weekend before you decide.
6. Budgeting only for the land
Stamp duty, advocate, mutation, fencing, an electricity connection, and if you build, retaining walls before anything visible. The plot price is one line.
Instead: work out the total first, take off the extras, and let what remains be your plot budget.
What city buyers get right
They read documents, they ask for things in writing, and they use advocates. Those habits are exactly right here — they just need pointing at the correct list.
