Most of what changes hands in these villages is never advertised. How to ask for what you actually want rather than scrolling through what happens to be online.

The website shows what we have listed. It does not show most of what we handle, and in a market like Morni that gap is large.

Why so much is unlisted

  • Owners prefer it. In a village, people would rather not have their land publicly advertised.
  • It sells before it is listed. Good road-touch land often finds a buyer through word of mouth.

How to ask

Rather than scrolling, tell us four things:

  1. The budget, honestly, including what you will spend beyond the plot
  2. The purpose — weekend house, orchard, long hold, or a stay to run
  3. How often you will go — this decides how far out is sensible
  4. Whether you will build, and roughly when

Those four narrow the field faster than any filter, because they let us rule out land that would waste your drive.

What happens then

Not directly. Agricultural land needs a change of land use (CLU) before a house can legally be built. It takes months, costs money and can be refused, so buy residential-classified land if building is the plan.
+Is water available?
It varies plot by plot. Some have a village line, some a borewell, some only a seasonal channel that is dry from January to June. Always ask which of the three, and visit in summer if you can.

Electricity reaches most inhabited parts, but the pole may be some distance from a particular plot and the connection is at your cost. Ask how far the nearest pole is.
