What it costs beyond the plot
Stamp duty and registration (on the collector rate — get the figure from the tehsil), advocate, mutation, fencing, an electricity connection, and if you build, retaining walls before anything visible.
How long it takes
Three to six weeks from agreement to registry with clean papers. Longer if a mutation is pending or ownership is split.
The three mistakes
- Buying on a photograph. Walk the approach, all the way to the plot.
- Buying agricultural land intending to build. The change of use can be refused.
- Buying with money you may need back. Resale here is slow, and that is the main risk.
