A farmhouse priced well below others its size is not a bargain until you know which of these it is:

  • The approach needs a walk, or a car cannot make it in monsoon
  • Water is by tanker
  • Retaining walls or drainage need serious work
  • The land under it is agricultural and the building was never regularised
  • Ownership is split between family members
  • It has been empty for years and needs everything

Any of those can be worth taking on at the right price. All of them are worth knowing before you decide it is cheap.

What it costs to keep

Buyers budget the purchase and forget the year. A used farmhouse here needs a caretaker, utilities, water, and repairs after most monsoons. Ask the seller what the last two years actually cost.
