Bigha is the trap. It is not standard across India or even used consistently within Haryana. Whatever the conversation uses, insist the paper says kanal or acre.
What each size is really for
- 5 – 10 marla — a modest build if the ground is level. Level land at this size is scarce and holds its value.
- 1 – 4 kanal — the standard weekend-house parcel: house, garden, parking.
- 4 – 8 kanal — a house with real land around it, or a small orchard.
- 1 acre and above — farm land, orchards, or a farmhouse with room to spare.
- 2 – 3 acre — the size stays and resorts sit on.
Why so little is advertised
Village owners often do not want their land listed publicly, and much of what is available is known locally rather than marketed. In a thin market that is normal, and it means a phone call gets you further than any amount of browsing.

A note on price per unit
Comparing rate per marla across different pockets is misleading. A marla on the road with a water line and a marla at the end of a track are not the same product, and the per-unit figure flatters whichever you already preferred.
Compare total usable value instead: what will it cost to make this buildable, and what would it fetch if you had to sell?
