"Luxury property in Morni Hills" usually means a house with expensive finishes. In these hills that is the wrong definition, and buyers who use it end up with something impressive and impractical.

What is genuinely worth a premium

A road that works all year

Tar to the gate, passable in July. It costs more and it decides whether you use the place. Nothing else on this list matters if you stop going.

Water that does not fail in May

A village line or a borewell with a proven summer yield, plus real storage. Tanker water in a beautiful house is still tanker water.

A house that stays dry

Proper drainage, sound retaining walls, waterproofing that has been through several monsoons. Invisible, unglamorous, and the difference between a pleasure and a yearly bill.

Power that covers the pump

Backup sized for the whole house including water. A generator that runs the lights but not the pump means a house with no water during a cut.

Winter sun

A south or south-east aspect. You cannot buy this later at any price.

Somebody who looks after it

A good caretaker is worth more than any fitting in the house. Keeping one is worth paying for.
