Anyone can call themselves a property dealer here. These eight questions separate the ones worth dealing with from the ones worth walking away from — including us.

There is no exam to become a property dealer in Morni Hills, and very little to stop anyone. So rather than tell you we are trustworthy, which every dealer says, here is how to test any of us.

The eight questions

1. Can I see the jamabandi today?

It is a public record. There is no reason to delay. Hesitation here is the single most useful signal you will get.

2. Will you walk the whole approach road with me?

Right to the plot, not to a convenient viewing point. A dealer who avoids this knows something about the last stretch.

3. What is the water source — line, borewell or seasonal channel?

"Water is there" is not an answer. Those three are very different, and only two of them support a house.

4. What did similar land nearby actually sell for?

Not the asking prices. A dealer who works the area knows the difference and should tell you.

5. Is the classification residential or agricultural, in writing?

This decides whether you can build. Verbal assurance is worth nothing here.

6. How many owners are on the record?

Split family ownership is common in these villages and stalls a lot of deals halfway. A good dealer raises it before you ask.

7. Can I bring my own advocate?

Any reluctance is disqualifying. A dealer showing you a folder is not the same as an advocate reading it.

8. What will this look like in July?

The monsoon question. Someone local can answer it in detail. Someone who visits at weekends cannot.

What a good answer sounds like

Specific, and sometimes unwelcome. "The road is fine to within a hundred metres, then it is a track a tractor can use but a car cannot." That is a good answer, even though it is bad news.

A poor answer is smooth and general. "Everything is clear, sir, no problem at all." That sentence has never once been true about a piece of hill land.

Warning signs

  • A booking amount requested at the first visit
  • Urgency — another buyer, today only
  • The owner who is permanently out of station
  • Papers summarised for you rather than handed over
  • A percentage return quoted for land
  • Discouragement from bringing your own advocate

None of these proves dishonesty. Each is a reason to slow down, and nothing here is so scarce that a week costs you anything.

On brokerage

It is a percentage, and it should be stated openly at the start rather than produced at the end. Ask before you see anything. A dealer who will not name the figure early will not be clearer later.

Why local matters in a small place

A dealer based in Morni sells to people who become neighbours, and stays here afterwards. That is a stronger check on behaviour than any licence, and it is the main reason we turn down land with unclear title regardless of margin.

Not directly. Agricultural land needs a change of land use (CLU) before a house can legally be built. It takes months, costs money and can be refused, so buy residential-classified land if building is the plan.
+Is water available?
It varies plot by plot. Some have a village line, some a borewell, some only a seasonal channel that is dry from January to June. Always ask which of the three, and visit in summer if you can.
+Is electricity available in Morni?
Electricity reaches most inhabited parts, but the pole may be some distance from a particular plot and the connection is at your cost. Ask how far the nearest pole is.

Three to six weeks from agreement to registry if the papers are clean. A pending mutation or split family ownership adds months, and that is a reason to slow down rather than hurry.
+What is the stamp duty in Haryana?
It depends on the collector rate for the area, whether the buyer is a man or a woman, and whether the land is rural or urban. Get the exact figure from the tehsil for your specific plot.
+Do I need a lawyer?
You are not required to have one, but you should. A local advocate reading the papers costs a few thousand rupees against a purchase worth lakhs. We recommend it knowing it slows our own deals.
+Can I get a home loan on land in Morni?
Loans against plots are harder than against built houses, and hill land harder still. Some banks lend on residential plots with clear registry. Speak to your bank before you commit.
+How far is Morni from Chandigarh?
About 45 km from Panchkula and roughly one and a half to two hours from Chandigarh, depending on which part of Morni and the state of the road.
+What area units are used here?
Marla, kanal and acre. One marla is about 272 sq ft, twenty marla make a kanal, eight kanal make an acre. Be careful with bigha, which varies locally.
+Is Morni a good investment?
For a long hold or land you will use, it offers more for the money than the Himachal hill stations. For a two-year flip it is a poor choice, because resale here is slow.
+How quickly can I sell land in Morni?
Slowly. This is the main risk and we say it before a registry rather than after. Do not buy here with money you may need back within three years.
+Do you charge for a site visit?
No. See three or four properties in a day at your own pace. No booking amount and no obligation at that stage.
+What is the best time to visit?
Come twice if you can, in different weather. Everyone visits in November and falls in love; the July visit is the one that shows you the road and the drainage.
+What should I avoid?
Paying a token amount the same day, visiting only in winter, assuming farm land can be built on, and trusting a boundary that was never shown on the ground.
