Letting a hill house between your own visits is possible and it is a business, not passive income. What it earns, what it costs, and what it does to the house you bought for yourself.

The idea is attractive: buy a house for your own weekends, let it the rest of the time, and have the letting cover the upkeep. It can work. It is also more involved than it sounds, and it changes the house you own.

A house that is comfortable for your family and workable for guests is not the same as either one alone. If you may let, build for it from the start rather than adapting later.

  • An owner's room that locks. Somewhere your things stay when guests are in.
  • Attached bathrooms. Shared bathrooms cost you bookings and reviews.
  • Hot water sized for everyone at once, which is when guests use it.
  • Water storage for a full house, not for a couple.
  • Parking for more than one car, off the lane.
  • A separate entrance or approach, if you may ever be there at the same time as guests.
  • Robust, plain finishes that survive strangers and are easy to replace.

Retro-fitting an extra bathroom or a locked store into a finished hill house is expensive and rarely done well. Deciding early costs nothing.

  1. Look at what comparable rooms nearby charge on a Saturday in April, not a Tuesday in August.
